Site survey & design brief
We visit, measure, photograph, and listen. You get a detailed brief document confirming everything we heard, before anyone draws a line.
- Week 2-3
Concept design & 3D visualisation
Layouts, material boards, and photorealistic renders, so you can approve exactly what you’re getting before construction starts. No imagination required.
- Week 3-4
Detailed BOQ & fixed-price contract
Every line item priced before signing. You approve the scope, lock the price, and we begin, with no variation orders unless you ask for them.

Execution with weekly site reports
Your dedicated PM sends a weekly update every Friday: what was done, what’s next, any decisions needed. Live Google Drive access to photos 24/7.

How do you keep costs from going over budget?
Fixed-price contracts, full stop. We price every item before signing, not as we go. If you don’t request a change, the price doesn’t change. Variation orders only happen if you add scope, and you approve each one before we proceed.
I live outside the UAE. Can you manage the project remotely?
Yes. Your dedicated project manager sends a weekly update every Friday, you get live Google Drive access to site photos 24/7, and decisions happen on one WhatsApp thread. One of our clients approved her JBR apartment from London, from 3D renders to material samples.
Do you handle authority approvals or is that our responsibility?
We handle them for you. Authority approvals (DM, DCD and DEWA where required) are included in every project, and authority clearance is part of our formal handover.
What happens if something goes wrong after handover?
Every project includes a 12-month workmanship warranty and a formal handover pack with all warranties, as-built drawings and maintenance schedules. We also offer annual maintenance contracts with a 24-hour response.
How soon can you start?
We visit and measure your space in week 1, present concept designs and 3D visuals in weeks 2 to 3, and sign the fixed-price contract in weeks 3 to 4. Works on site start from week 4. Call us to check current availability.
